New policies will reduce housing supply
We have sold 36 flats over past three years and are continuing to sell
In the past we solely rented to single parent families but this has changed .

ndlord tax relief on finance costs
Finance costs can no longer be deducted as an expense when calculating taxable profits for individuals with residential property businesses. From April 2020, tax relief for these costs is restricted to a basic tax reduction of 20%

Evictions

Over time if the few bad tenants are seen in the news etc
This will tarnish all tenants and worry the small investor
Many landlords only have one or two flats to provide a pension or additional income
They are not some sort of wealth fund

A large proportion of tenants are fully responsible to keep pets
Many don’t understand that a new cat or dog will wet within property or cause damage
Which will be their responsibility

Far to much meddling
Not enough increasing housing supply

The PRS was a system to cover the short fall of Goverment supply of housing covered by LHA
- LHA hasn’t increased in line with market and inflation
- housing stock in PRS has peaked and now substantially falling
