Q2. What are your main reasons for your views on Q1? (please note we have asked more detailed questions on the Bill later in this survey)
Please use this textbox to provide your answer
The measures will cause even more landlords to sell up increasing homelessness. Most tenants can’t afford to buy.

Q4. Do you have any further comments to make on Part 1 of the Bill dealing with rent for private tenants?
Please use this textbox to provide your answer
These measures will reduce the PRS as landlords perceive them as too draconian. Council and housing associations don’t have enough alternative rental accommodation
Evictions
Q5. What are your views on Part 2 of the Bill that deals with evictions?
Please use this textbox to provide your answer
I the current system takes 6 - 12 months to evict a non paying tenant. That costs the landlord 5-10 thousand pounds.
If it’s extended any further it could make the situation worse by encouraging landlords to quit the market.
The aims of all these measures are good but the unintended consequences may well make the plight of tenants much worse.
Better thinking is needed.

Q7. Do you have any further comments to make on Part 3 of the Bill dealing with keeping pets and making changes to let property?
Please use this textbox to provide your answer
I am in support of tenants having pets but they can cause £thousands in damage so there needs to be provision for appropriate deposits.
Otherwise this could backfire like the other measures in causing a lot landlords to sell up when they become law.
